Job Description
The Facility Manager is responsible to assure the smooth functioning of the hospital facilities to provide an efficient and safe working environment for patients and employees. The HOD shall be responsible for the strategic planning, direction setting and operational excellence in the department. This position shall perform in accordance with overall hospital policies and accepted professional standards.
**Departmental deliverables**
1. Develops, implements, monitors and evaluates an effective facility management program (electrical, plumbing, HVAC, lifts, accommodation, generators, chillers, etc) including preventative maintenance and life-cycle requirements
2. Conducts and documents regular facilities inspections
3. Ensures compliance with health and safety standards
4. Allocates and manages facility space for maximum efficiency
5. Coordinates intra-office moves
6. Supervises maintenance and repair of facilities and equipment
7. Oversees facility refurbishment and renovations
8. Plans and manages facility central services such as security, waste disposal and parking.
9. Implements best practice processes to increase efficiency
10. Obtains quotes and tenders from vendors and suppliers
11. Calculates and compares costs for goods and services to maximize cost-effectiveness
12. Negotiates contracts to optimize delivery and cost saving
13. Coordinates and monitors activities of contract suppliers
14. Manage contractor and vendor relationships
15. Manages and reviews service contracts to ensure facility management needs are being met
16. Ensures delivery schedules, quantity and quality criteria are met
17. Checks completed work by contractors and vendors
18. Verifies if payments and invoices match contract pricing
19. Generates and presents regular reports and reviews of facility-related budgets, finances, contracts, expenditures and purchases
20. Develops and implements cost reduction initiatives
21. Advises on and monitors energy efficiency
22. Oversees environmental health and safety
23. Assures security of the facility
24. Responds to facility and equipment alarms and system failures
25. Provides prompt response to requests
26. Extends facility services to all hospital owned accommodations
27. Working knowledge of HVAC/plumbing systems; able to install and repair all types of systems in both within the Hospital and Accommodation premises.
29. Responsible for maintaining and troubleshooting the equipment and systems used in wastewater treatment plants.
30. Responsible for the plumbing systems including domestic water, sanitary sewer, hot water, steam, condensate, and hydronic systems etc.
31. Responsible for heating, cooling, ventilation and air conditioning systems.
32. Responsible for the elevator maintenance and door automation.
33. The Facility Engineer shall perform corrective and preventive maintenance on various building systems; mechanical, electrical and plumbing systems, individual items and does other related work as required such as laundry, kitchen and other hospital equipment or tools.
34. Performs other tasks as required by Management
**Education**:
- Bachelor's (preferred)
**Experience**:
- Facilities Management: 8 years (preferred)
License/Certification:
- Degree in Civil Engineering (required)
