Full Job Description

Job Purpose

To lead all aspects of a Project Leasing program through utilization of market knowledge and industry contacts to maximize rental income and deliver sustainable schemes.

Job Responsibilities

Description :

  • Undertake preliminary market research studies to support project feasibility.
  • Prepare project packages to support the leasing program.
  • Using available data and market knowledge prepare the leasing plan and merchandise mix.
  • Establish and grow a contact network of tenants through frequent communication and meetings.
  • Develop and maintain a database of potential tenants including specific brand requirements, preferred adjacencies and special conditions.
  • Ensure awareness and understanding of existing and future projects in the market enabling leasing strategies to be adapted for best results.
  • Prepare weekly leasing progress report.
  • Compile tenant packs for consideration by the Leasing Committee.
  • Monitor project progress against key milestones and keep the tenants advised accordingly in turn ensuring mitigation strategies are invoked in the event of default.
  • Oversee the preparation and conclusion of leasing documents in accordance with Company Policy and Legal requirements.
  • Work with Lease Administration to ensure remittance of rental cheques and other associated fees and costs pursuant to the Lease.
  • Seek to ensure occupancy levels at existing assets remain at 100% through proactive asset management, liaison with Mall teams and awareness of lease expiry timelines.
  • Provide guidance to the Team, assign workload and deliver appropriate training and mentorship to enable them to perform their duties at an optimal level.

Reports :

  • Weekly leasing progress.
  • Monthly project overview including leasing progress, financial targets, key tenant updates and risk register.

Qualifications, Skills & Competencies

Experience & Qualification

  • Bachelor’s degree in Real Estate, Business Administration or equivalent
  • 7+ years Real Estate experience (Major Landlord / Developer or Retail Group).
  • MS Office experience
  • Excellent Arabic and English skills

Abilities & Skills:

  • Good leadership skills
  • Strong presentation and communication skills
  • Excellent negotiation skills combining commercial acumen with real estate knowledge.
  • Analytical ability – capable of interpreting financial documents and reports together with research documents.
  • Real Estate market understanding and ability to identify trends.
